Raw Land for Sale California: Moreno Valley

Open desert parcel of raw land for sale in California near Moreno Valley, Riverside County

If you’ve been searching for raw land for sale California buyers can actually afford, Moreno Valley probably came up. It’s a Riverside County city of about 210,000 people, an hour east of Los Angeles on a good day, and people look there because the houses got expensive and the dirt did not.

We should be straight with you up front: we don’t own a parcel in Moreno Valley. We’re the owners of eight parcels across San Bernardino and Riverside counties, and we sell them ourselves. So this post is about how to check a Moreno Valley listing properly — and what the same money buys on land we do own, an hour away.

🔍 What to Check Before Buying Land in Moreno Valley

Moreno Valley is an incorporated city. That matters more than it sounds. An incorporated city runs its own planning counter and issues its own building permits, so a parcel inside city limits is a City of Moreno Valley question, not a Riverside County one. People send emails to the wrong desk over this every week.

Four things to confirm before money moves, on any parcel anywhere:

  • 📝 The APN — the parcel number the county files the land under. Every real listing has one. If a seller won’t give you the APN, that’s your answer.
  • 🛣️ Legal access. Not “there’s a dirt road.” Legal access means a recorded right to reach the parcel, either a public road touching it or an easement — a written permission to cross someone else’s land — filed at the county.
  • ⚡ Utilities. How far is the nearest power pole, in feet, and who runs the water? A quarter mile of trenching costs real money.
  • 🏗️ Zoning. The code tells you what uses are allowed. It doesn’t tell you they’re approved. Verify with the city or county with jurisdiction before you plan anything.

That last one is where most first-time buyers get hurt. Zoning permits a use; permits authorize a build. They are two separate desks.

💡 Why It’s Cheap Is a Fair Question

Your first reaction to a $13,770 price tag should be suspicion. Ours would be too.

Vacant land is cheap because it produces nothing. Nobody’s paying rent on it, a bank can’t foreclose a house that isn’t there, and most lenders won’t touch it. That’s not a defect hiding in the parcel — it’s just how the market prices dirt. The right response isn’t to walk away. It’s to check the APN, the access, and the tax record yourself.

💰 Riverside County Land for Sale — What We Own Nearby

Moreno Valley sits in the middle of Riverside County. Our two Riverside parcels are in the same county, on either side of it.

17541 Barkschatt Dr in Lake Elsinore is $49,770 for 0.20 acres — three small parcels sold together. Lake Elsinore is about 30 miles southwest of Moreno Valley and is also an incorporated city, so zoning questions go to the city.

56334 Grapefruit Blvd in Thermal is $114,770 for 0.14 acres, out in the Coachella Valley. Thermal is unincorporated, meaning it genuinely is Riverside County that administers it.

If you’d rather compare what else is out there, our San Bernardino County land for sale page carries the rest of our parcels, including the cheapest ones we own.

📊 What a Number Means Without Something Beside It

Here’s a real comparison, because a price alone tells you nothing.

Our 2.50-acre parcel at 11955 Coronado Ave in Adelanto is $75,770. That’s $30,308 an acre. Adelanto currently has around 677 land parcels listed, 138 of them commercial, and commercial land there averages $64,493 an acre. So ours is roughly 53% under the local commercial average. Those figures were re-verified in August 2026 from LandSearch — check them yourself before you rely on them.

Adelanto’s zoning on that parcel permits cannabis use. Read that carefully: the zoning permits it. The operating license is a separate application to the City of Adelanto, and it does not come with the land. If a commercial use is what you’re after, our commercial land for sale in California page is the one to look at.

💵 What Owning a Parcel Actually Costs Per Month

Price is abstract. A monthly number is something you can hold against your own budget, so here’s how ours works.

We finance the sale ourselves. There’s no bank in it and no credit check at any point. Typically the down payment runs 25–50% of the price, and the balance is spread over 6 to 120 months at 8% a year. Those are starting points, not a fixed schedule — we work the split out per buyer and per parcel.

Longer terms lower the monthly figure. That’s the whole reason we go out to 120 months. Every listing page has a calculator you can move the numbers around in yourself before you talk to us.

One more thing worth knowing: every price we publish ends in 770. $13,770, $19,770, $75,770. That’s our branding, not a pricing trick — it means you can always tell one of our parcels from someone else’s.

❓ Frequently Asked Questions

Do you have any raw land for sale California buyers can get near Moreno Valley?

Not in Moreno Valley itself. Our closest is 17541 Barkschatt Dr in Lake Elsinore, about 30 miles southwest, at $49,770 for 0.20 acres across three combined parcels. We’d rather tell you that than pretend otherwise.

Can I build a house on a cheap parcel like these?

Maybe, maybe not — and nobody honest can tell you yes from a listing page. It depends on zoning, road access, water, septic approval, and setbacks. Check with the city or county that has jurisdiction over that specific parcel before you count on anything.

Why do some listings show two different acreages?

Because the assessor’s record and the GIS mapping measurement sometimes disagree. Our Hesperia parcel across the road from 10471 Tamarisk Ave is one: 0.19 acres by the assessor, 0.15 by GIS. We publish both and tell you to verify with your own survey. A seller who quotes only the bigger number is not doing you a favor.

Is San Bernardino County a better place to look?

Different, not better. It’s the largest county in the contiguous United States by land area — 20,105 square miles — so prices vary enormously across it. Twentynine Palms undeveloped parcels average $50,032 and $8,513 an acre across roughly 284 listings; our two lots there are $19,770 each.

🗺️ Every Parcel We Own Right Now

We hold the deed on every one of these, so the price carries no agent commission and your questions get answered by the owner. Seller financing is available on all of them. Tap an address for the full listing.

Where two acreage figures appear, the assessor’s record and the GIS measurement disagree by about 20% — we publish both rather than the flattering one. Zoning, access, utilities and permitted use must be verified with the city or county that has jurisdiction over the parcel before you buy — most of these towns are incorporated and issue their own permits.
