  • 🧱 Building a cabin or house — permitted where zoning allows, after plans, fees and inspections.

Before a county approves one, you usually need a perc test — short for percolation test, where a contractor digs a hole, fills it with water, and times how fast it drains. Slow drainage can mean no septic approval, which can mean no house.

Water is either a meter from a local district — if a main runs past your lot — or a well you drill yourself. Power is either a pole close enough to connect to, or solar with batteries.

None of that is cheap, and we won’t pretend to quote you a figure we haven’t paid ourselves. What we will tell you is this: get the perc test and the utility answers before you buy, not after. Ask the water district if there’s a main on your street. Ask the electric utility what a connection to your parcel would cost.
