Land for Sale Riverside County: Small Lots, Real Uses

Open Mojave High Desert flats with low scrub and distant bare ridges in warm late afternoon light, San Bernardino County

If you’ve been looking at land for sale Riverside County or San Bernardino listings and the prices seem too low, you’re asking the right question first. A quarter-acre lot for under $20,000 sounds like a catch. Further down, the “Why It’s Cheap” section shows why our prices are where they are, and how to check that yourself.

But small changes what you can do with it. This post covers what a lot under half an acre actually allows, what it doesn’t, what it costs each month if you finance it, and how to check all of it yourself before you send anybody a dollar.

📏 What “Small” Means on a San Bernardino or Riverside County Lot

Most of our parcels are between 0.14 and 0.27 acres. To put that in something you can picture: a football field is about 1.3 acres. So 0.20 acres is roughly a seventh of a football field.

13799 Windward Lane in Helendale is 0.27 acres at $13,770. 5157 Adobe Rd in Twentynine Palms is a 0.23-acre lot zoned Commercial (CS), meaning service commercial, at $19,770.

Here’s the useful part: small does not mean useless. The constraint on a small lot is rarely the size — it’s the setbacks, the septic, and the water.

🏗️ What a Small Lot Actually Lets You Do

Three honest answers.

🏡 Build a House on It — Maybe, and Here’s the Real Test

A lot this size may have room for a house, but setbacks, septic and slope decide how much of it you can actually use. The question is whether the city or county with jurisdiction will approve one.

Two things usually decide it. Setbacks — the minimum distance your building must sit from each property line — eat into a small lot fast. Once you take them off every side, a small lot leaves less buildable ground than the acreage suggests. Ask the city or county with jurisdiction for the actual setbacks on the parcel you’re looking at.

Then septic. No sewer line means a septic system, and a septic system needs a perc test — a hole dug on your land, filled with water, timed to see how fast the soil drains. Slow soil, no septic approval. Some small lots pass. Some don’t. Nobody can tell you which from a listing, including us.

Twentynine Palms, Hesperia, Adelanto, Lake Elsinore and Blythe are incorporated cities — they run their own building departments. Helendale and Thermal are unincorporated, so San Bernardino and Riverside counties handle those. Call the right desk before you plan anything.

🏕️ Camp, Store, or Just Hold It

You don’t have to build right away. You can own the lot, pay the property tax, and decide later.

Whether you can camp, keep a storage container or park an RV on your own land is up to local rules, so confirm with the city or county with jurisdiction rather than trusting a forum post.

🏢 Run a Business on It — Only if Zoning Says So

Small doesn’t rule out commercial. When people search commercial land for sale in California they usually picture acreage, but 56334 Grapefruit Blvd in Thermal is 0.14 acres, zoned Commercial, at $114,770.

Zoning permits a use. It never grants the license. Our 2.50-acre parcel at 11955 Coronado Ave in Adelanto is zoned for cannabis cultivation — but the operating license is a separate application to the City of Adelanto, and it doesn’t come with the land. If you want to see what the commercial side looks like, our commercial land for sale in California page lists what we hold and what each parcel is zoned for.

💵 What a Small Lot Costs You Per Month

A price tag is abstract. A monthly number is something you can check against your own budget, so here’s how ours typically works.

We finance directly. Down payment usually runs 25–50% of the price, the balance spreads over 6 to 120 months, and interest is 8% a year. Those are starting points, not a fixed schedule — we work the split out per buyer and per parcel.

Run it on the Helendale lot at $13,770. A 30% down payment is about $4,131, leaving roughly $9,600 over whatever term you pick. Longer term, lower monthly. Every listing page has a calculator that defaults to 8% and 60 months so you can move the numbers yourself.

No bank. No credit check. No underwriter deciding your file after six weeks.

And yes — every price ends in 770. That’s our name, not a pricing trick.

🔍 Why It’s Cheap, and How to Check Us

The most useful thing we can tell you is why the number is low, because “too good to be true” is the correct instinct.

Our Adelanto parcel works out to $30,308 per acre, against a $64,493 average for commercial land in that same city — about 53% under. We’re the owner, not a broker, so there’s no agent commission priced in, and these parcels are off-market, not competing in crowded MLS searches.

San Bernardino County is the largest county in the contiguous United States by land area — 20,105 square miles.

Check us this way: ask us for the APN — the parcel number the county files the land under — on any parcel you’re considering, so you can research that exact parcel yourself instead of trusting our description. On the Hesperia lot across the road from 10471 Tamarisk Ave, the assessor says 0.19 acres and the GIS measurement says 0.15. We publish both, because a survey finding 0.15 where 0.19 was advertised is a fair reason to walk away. Verify with your own survey.

❓ Frequently Asked Questions

Can I put a mobile home on a small lot in San Bernardino County?

Sometimes. It depends on the zoning code on that specific parcel and whether the lot can support septic and water. Ask the city or county with jurisdiction about that APN before you buy.

Is there water and power on these lots?

Don’t assume it. Only our Helendale lot carries a utility note — utilities at the property line. For the others we don’t have confirmed utility details to publish, so check with the utility providers and the city or county with jurisdiction before you buy. Never assume utilities exist because a neighboring lot has them; the connection cost is yours.

Do I get a clear title?

Ask us before you commit. Title means the legal record of who owns the land. How title and the deed are handled on a seller-financed sale, including while you’re still making payments, is something to confirm with us in writing for the specific parcel you want.

Is land for sale in San Bernardino cheaper than Riverside County?

We can only speak to our own eight parcels, and they aren’t a fair county-to-county comparison: they mix residential and commercial lots from 0.14 to 2.50 acres. Our San Bernardino parcels run $13,770 to $75,770, and the Riverside County land for sale in our inventory runs $49,770 to $490,770. Compare lots of the same size and zoning before you decide one county is cheaper.

Where two acreage figures appear, the assessor’s record and the GIS measurement disagree by about 20% — we publish both rather than the flattering one. Zoning, access, utilities and permitted use must be verified with the city or county that has jurisdiction over the parcel before you buy — most of these towns are incorporated and issue their own permits.
