If you’re looking to buy land in California, the price on the listing is only part of what you’ll pay. There’s a yearly bill that comes after it. Property tax on a vacant lot is small compared to a house, but nobody explains it clearly, so it sits in the back of your head as an unknown.
We own the parcels we sell, so we pay these bills ourselves until the day the deed changes hands. Here’s how the tax actually works, roughly what it costs on a lot in our price range, and how to check the real number for any parcel before you send anyone money.
💵 What You Actually Pay Each Year on a Vacant Lot
California’s rule comes from Proposition 13, a 1978 law that still sets the math. The base tax rate is 1% of the assessed value — the value the county puts on the land, not what a neighbor thinks it’s worth. On top of that come local voter-approved charges: school bonds, water districts, fire and road assessments. In San Bernardino and Riverside counties, the all-in rate on most parcels lands somewhere between 1.1% and 1.3%.
Here’s the part that matters. When you buy, the county reassesses the land at your purchase price. So the assessed value becomes what you paid.
Take our Helendale lot at 13799 Windward Lane — 0.27 acres, $13,770. At 1.2%, that’s about $165 a year, or roughly $14 a month. That’s less than one tank of gas in a work van. Our Twentynine Palms lots at $19,770 come out near $237 a year, about $20 a month.
Bigger parcels mean bigger bills. The 2.5-acre lot at 11955 Coronado Ave in Adelanto, at $75,770, would run near $910 a year — around $76 a month. Still real money, but it’s a known number, not a surprise.
Two things to know:
- ✅ Your assessed value can only rise about 2% a year while you own it. That’s the Prop 13 cap, and it’s why the yearly bill stays predictable.
- ⚡ Some parcels carry extra district charges — a community facilities district or a road benefit assessment. These show as flat dollar lines, not a percentage, and they’re printed right on the tax bill.
🔍 How to Check the Real Tax Bill Before You Buy
Don’t take our number, or anyone’s. Check it yourself. It takes about ten minutes and it’s free.
You need the APN — the Assessor’s Parcel Number, the ID the county files every piece of land under. Every listing we publish shows it. Then:
- 📝 Search “[county] assessor parcel search” and enter the APN. You’ll see the assessed value and the parcel’s legal description.
- 💰 Search “[county] tax collector” and enter the same APN. This shows the current bill, both installments, and whether anything is unpaid.
- 🔎 Look for the words “prior year delinquent” or “redemption.” That’s the flag for back taxes.
Anyone browsing San Bernardino County land for sale or riverside county land for sale can run this check on any listing, ours or anybody’s. A seller who gets uncomfortable when you ask for the APN is telling you something.
🗓️ When the Bill Comes
California splits the yearly tax into two installments. The first covers July through December and is due November 1, late after December 10. The second covers January through June, due February 1, late after April 10. Miss the date and the penalty is 10%.
If you keep the parcel long enough, the county will offer to send bills to your address directly. Until then, watch for it — an unpaid vacant lot is the most common way people lose land they forgot they owned.
🏢 Why Zoning Changes the Number
Two lots the same size in the same town can carry different tax bills, because the county assesses land by what it’s worth, and zoning drives worth.
Land zoned for business is usually assessed higher than a residential lot. In Adelanto, of roughly 677 land parcels listed, 138 are commercial, and commercial land there averages $64,493 per acre against $12,497 for residential. That’s a five-times gap in value, and the tax bill follows it.
Our Adelanto parcel is $75,770 for 2.50 acres — $30,308 per acre, about 53% under that commercial average. Because California taxes on what you paid, buying under market means your tax base starts under market too, and the 2% cap keeps it there. That’s a quiet advantage of commercial land for sale in California bought off-market rather than through a bidding war.
One caution, and we mean it. Zoning tells you what a parcel is classified for. It does not guarantee a permit. Anything you plan to build or operate has to be confirmed with the city or county that has jurisdiction — and that’s not always the county. Adelanto, Hesperia, Twentynine Palms, Lake Elsinore and Blythe are incorporated cities that issue their own zoning and building approvals. Only Helendale and Thermal are unincorporated and handled by the county. On our Adelanto parcel the zoning permits cannabis use, but the operating license is a separate application to the City of Adelanto. It does not come with the land.
🤝 Taxes, Seller Financing, and Who Pays When
We finance directly. No bank, no credit check, no loan officer reading your score. Our terms usually run 25–50% down, the balance over 6 to 120 months at 8% a year. Those are a starting point, not a fixed schedule — we work the split out with you and the parcel.
There’s no escrow account collecting taxes monthly the way a mortgage does. Escrow is the neutral third party that holds money and documents during a sale. With a bank loan, taxes get bundled into the payment. Here, the tax bill is its own separate thing, twice a year.
So the honest picture on a Twentynine Palms lot at $19,770: your monthly payment to us, plus about $20 a month of tax you set aside yourself. Budget for both. Nobody will send you a reminder for the second one.
Every price we list ends in 770 — that’s our name on the parcel, not a pricing trick. What you see is what the deed records, and it’s the number the county will assess.
❓ Frequently Asked Questions
How much are property taxes on vacant land in California?
Roughly 1.1% to 1.3% of what you paid, per year, in San Bernardino and Riverside counties. On a $13,770 lot that’s about $165 a year. On a $75,770 parcel it’s closer to $910. Always confirm with the county tax collector using the APN.
Do property taxes go up after I buy?
The county reassesses to your purchase price at the sale. After that, the assessed value can rise about 2% a year under Proposition 13. Voter-approved local charges can change separately, so the total bill can move a little more.
What happens if the previous owner owes back taxes?
Unpaid taxes attach to the parcel, not the person, so they can follow the land. This is why you check the tax collector’s site before you buy anything. On our parcels, ask us and we’ll show you the record.
Is land cheaper to hold than a house?
Yes, substantially. There’s no structure to insure, no roof, no utilities running. In the Twentynine Palms area about 284 undeveloped parcels are listed at an average of $50,032, or $8,513 per acre. Our two lots there are $19,770 each, and the yearly tax follows that lower price.

Where two acreage figures appear, the assessor’s record and the GIS measurement disagree by about 20% — we publish both rather than the flattering one. Zoning, access, utilities and permitted use must be verified with the city or county that has jurisdiction over the parcel before you buy — most of these towns are incorporated and issue their own permits.
