Los Angeles County Commercial Land for Sale: 10 Checks

Vacant Southern California parcel viewed by a buyer researching Los Angeles County commercial land for sale

If you’ve been searching for Los Angeles County commercial land for sale, you have probably noticed two things: the listings are expensive, and almost none of them explain what you would actually be buying. A price, an acreage, a map pin, and then a form.

Here is our position before anything else, because it affects how you should read the rest of this. We are the landowners, not a brokerage, and we do not own parcels inside Los Angeles County. We own in San Bernardino and Riverside — the two counties directly east, where the same buyers usually end up once they compare price per acre. So treat this as a checklist rather than a pitch. Every item below applies whether the parcel you are looking at is ours or somebody else’s.

🔍 Checks 1–3: Zoning, Jurisdiction and Whether Your Use Is Actually Allowed

1. Read the zoning code, not the listing headline. “Commercial” is a category, not a permission. Each code spells out which uses are allowed outright, which need a conditional use permit, and which are barred. Ask the seller for the code and look it up yourself.

2. Find out who has jurisdiction. This one sends more buyers to the wrong desk than any other. A parcel inside an incorporated city is governed by that city, not the county. Twentynine Palms, Hesperia, Adelanto, Lake Elsinore and Blythe all issue their own zoning determinations and building permits. Helendale and Thermal are unincorporated and genuinely county-administered. Before you call anyone, confirm which office actually controls your parcel — and verify any building plan with the city or county with jurisdiction before you buy, not after.

3. Separate the zoning from the license. Our 2.50-acre parcel at 11955 Coronado Ave in Adelanto is a useful example. The zoning permits cannabis use — but the operating license is a separate application to the City of Adelanto and does not come with the land. Any seller who blurs those two things is telling you something about how they do business.

🛣️ Checks 4–7: Access, Utilities, Water and the Costs Nobody Quotes

4. Legal access, not just a visible road. A dirt track running to the property line is not the same as a recorded easement. Ask whether access is legal and recorded. If it isn’t, you may need one negotiated with a neighbor before you can do anything.

5. Power. Find the nearest utility pole and ask the provider what a service extension costs. Distance is the whole cost driver here, and it can run from a few thousand dollars to more than the parcel.

6. Water and sewer. On rural land, “water” often means drilling a well, and depth varies enormously by area. “Sewer” often means a septic system, which requires a percolation test — a soil test that measures how fast the ground absorbs water and determines whether a septic system can be approved at all. Budget for that test before you close if building is your plan.

7. Flood zone and terrain. Both are checkable for free through FEMA’s flood map service and county GIS. GIS simply means the mapping system a county uses to draw parcel boundaries.

💰 Checks 8–10: Acreage, Price Per Acre, and What’s Owed on the Parcel

8. Compare the assessor’s acreage against the GIS measurement. These disagree more often than people expect. Our Hesperia parcel across the road from 10471 Tamarisk Ave shows 0.19 acres on the assessor’s record and 0.15 by GIS — we publish both figures and tell buyers to verify with their own survey, because a buyer who orders one and finds less than advertised has every right to walk. If a listing shows one clean number with no note, ask which source it came from.

9. Work out price per acre and compare it to the local average. Raw price tells you nothing on its own. In Adelanto there are roughly 677 land parcels listed, 138 of them commercial, and commercial land there averages about $64,493 per acre (LandSearch, August 2026). Our 2.50-acre Adelanto parcel at $75,770 works out to about $30,308 per acre — roughly 53% below that average. That is the kind of arithmetic you should be running on every parcel you shortlist, ours included.

10. Check for back taxes, liens and the APN. The APN — assessor’s parcel number — is the county’s unique ID for the property, and it is how you look up tax status and ownership yourself. Ask for it, then check it with the county tax collector. A clean title report before closing is not optional.

🤝 Buying Direct From the Owner: Financing, Price and No Credit Check

Most people who reach us have already been turned down by a bank, because banks rarely lend on raw land. So we finance it ourselves. Typically that means 25–50% down, the balance spread over 6 to 120 months at 8% a year — a starting point we work out per buyer and per parcel, not a fixed schedule, and there is no credit check and no bank at any point. A longer term simply lowers the monthly figure.

Two more things worth knowing. Our listings are off-market, so they are not competing in crowded MLS searches. And every one of our prices ends in 770 — it’s our branding, not a rounding trick.

If commercial use is what you’re after, our commercial land for sale in California page carries the parcels zoned for it, including Adelanto and the 1.47-acre Blythe lot on W Hobson Way. If you’re thinking about a home or a hold, the residential land for sale in Southern California page is the one to open. Buyers comparing counties usually look at both San Bernardino County land for sale and Riverside County land for sale before deciding, and the price gap between them is real.

❓ Frequently Asked Questions

Do you have any commercial land for sale in Los Angeles County?

No. We own parcels in San Bernardino and Riverside counties only. Many people searching for Los Angeles County commercial land for sale widen their search east once they compare price per acre, which is why this page exists — but we would rather tell you plainly than let you find out three emails in.

Why is land for sale in San Bernardino cheaper than closer to Los Angeles?

Distance from job centers, and supply. San Bernardino County is the largest county in the contiguous United States by land area at 20,105 square miles, so there is simply far more of it.

Can I get seller financing with bad credit?

There is no credit check, so credit history is not what decides it. The down payment and term are agreed directly with us, parcel by parcel.

Is Adelanto land for sale a good investment?

We can’t answer that for you, and we won’t — that’s an investment judgment. What we can give you is the price per acre, the zoning code, the APN and the jurisdiction, so you can make the call yourself.

Where two acreage figures appear, the assessor’s record and the GIS measurement disagree by about 20% — we publish both rather than the flattering one. Zoning, access, utilities and permitted use must be verified with the city or county that has jurisdiction over the parcel before you buy — most of these towns are incorporated and issue their own permits.
