Land For Sell 770
Payment Policy
How buying a parcel from us actually works, in the order it happens — what
you pay, when you can change your mind, and what you own while you are still paying.
1 The $999 reservation fee
When you are serious about a parcel, you pay $999 to reserve it. You can pay
by credit card on the listing page itself.
What it does: the parcel comes off the market. We stop showing it, we stop
taking bids on it, and nobody else can buy it while your reservation stands. It is how we know a
buyer is real rather than browsing.
It comes off the price. The $999 is credited against the purchase price of
that parcel. On the $13,770 lot in Helendale you would owe $12,771 after it. It is not a fee on
top.
How long it lasts: seven days. In that week we sign the sale agreement and
send the paperwork to escrow. If the week passes with no agreement signed, the parcel goes back
on the market.
48 hours to change your mind
You can cancel within 48 hours of paying and get the $999 back in full —
any reason, or no reason — as long as the sale agreement has not been signed yet.
After that it is not refundable. Once the 48 hours have passed, or once you
have signed, the $999 stays with us if you decide not to go ahead. That is what makes a
reservation mean something, and it is why we are willing to take a parcel off the market for a
week.
So do your checking in the first two days. The parcel number, the zoning, the access and the
utility position are all published on the listing before you pay anything, and the Due Diligence
Report is free to read without reserving anything at all.
2 What happens after you reserve
The whole of it happens inside the seven days.
- We take the parcel off the site and confirm your reservation by email and
WhatsApp. Nobody else can buy it while your reservation stands. - You have 48 hours to change your mind and get the $999 back.
- We agree the terms in writing — the down payment, the monthly figure
and the number of months — and sign the sale agreement. - The paperwork goes to escrow with a licensed California title and escrow
company. - You pay the balance of the down payment, and title is recorded in your
name.
3 Paying for the parcel
There are three ways, and they are not alternatives to the reservation fee — the $999
comes first in all three.
Wire transfer
The full price by bank wire. Once your offer is accepted we send official bank details.
Fastest route to a recorded deed.
Cash
We accept cash for qualified buyers. Suited to closing quickly.
Seller financing — the option most buyers use
No bank, no lender, and no credit check at any point. We hold the deed, so we
carry the paper ourselves.
| Minimum down payment | 25% of the purchase price |
|---|---|
| Terms available | 12, 24, 36, 48 or 60 months |
| Interest rate | 8% per year, fixed — the same on every parcel |
| Credit check | None. We do not pull your credit, and nothing here appears on your credit file. |
The rate does not change with your credit, because we never look at it. Most banks will not
write a loan this small against vacant land in any case.
Worked example
13799 Windward Lane, Helendale — $13,770
Every listing carries a calculator so you can run these figures yourself before you speak to
anyone.
Whose name is on the deed while you are paying
Yours, from the start. Title is recorded in your name at closing — you
are the owner from day one, not at the end of the term.
What sits alongside it is a recorded notice that you cannot sell the parcel or transfer it to
anyone else until the payments are complete. It secures the balance you owe. When you make the
final payment it is released, and the parcel is yours outright with nothing against it.
If you fall behind
Talk to us early. Buyers here are often self-employed and some months are worse than others; a
conversation in month one is a different thing from silence for six.
If payments stop for six months, ownership of the parcel returns to us and you lose
the parcel — including what you have paid toward it. The exact notice periods and
your right to bring the loan current are set out in the deed of trust recorded by the escrow
company, and that document governs.
4 Refunds
There is exactly one refund, and it is the reservation fee inside 48 hours.
| Cancel within 48 hours of paying, before the sale agreement is signed | $999 refunded in full |
|---|---|
| Cancel after 48 hours, or after signing | No refund |
| Any payment after the sale agreement is signed | No refund |
All sales are final. All properties are sold as-is. It is the buyer’s
responsibility to do all research and due diligence before purchase. You are welcome — and
advised — to consult a lawyer before entering into any contract.
Everything you need in order to check a parcel before you pay anything is published free on
its listing: the parcel number, the zoning, the acreage, the photographs and the independent Due
Diligence Report.
5 Closing costs
Pay in full and we cover the closing costs. Every dollar of them.
| Seller financing | Paying in full | |
|---|---|---|
| Closing costs | Split 50/50 — your half is typically a few hundred dollars |
$0. We pay them. |
| Recording fees and transfer tax | Split 50/50 | $0. We pay them. |
| Property taxes | Prorated to the closing date | Prorated to the closing date |
| Agent commission | None — we hold the deed, so there is no brokerage and nothing is added at closing |
None |
This is the only term that moves, and it moves in one direction only. It is the same for every
buyer: there is nothing here that depends on how the conversation goes.
Why we do this. Carrying the paper costs us — the money is tied up for
up to five years and we take the risk of it. A buyer who pays in full removes both, so we hand
back the part of the closing bill that would otherwise be theirs. It is not a discount off the
price and it is not a negotiation; it is the same offer to everyone who pays in one go.
6 Before you pay us anything
We sell land as-is, and we would rather you checked us than trusted us.
- Every listing publishes its APN. Take it to the San Bernardino or Riverside
County assessor and you will see the parcel and its recorded owner. That owner is us. - Zoning, permitted use, legal access and utility connection costs are yours to
confirm with the city or county that has jurisdiction. Most of our towns are incorporated and
issue their own permits. - Where two acreage figures appear on a listing, the assessor’s record and the GIS measurement
disagree. We publish both rather than the flattering one. Only your own survey settles it. - Run a title search through a title company and close through escrow, whatever
the price.
7 Questions
You will be talking to the person whose name is on the deed, not a call centre.
